GENERAL UPDATE – EPIQ DEVELOPMENT LENNOX HEAD

Works continue at a solid pace in the Epiq Estate and despite some rain (and the coronavirus), all is looking good with works largely on schedule. I will provide updates as we progress through Stage 5 developments. Steve is keeping a close handle on market conditions (buying, selling and renting activity) and will continue to do so as we move forward on this exciting development.

As you can see from the photo taken late last week Stage 5 is really taking shape. Roads/civils are largely completed and surveyors are due on site shortly to start detailed site surveys (with our clients blocks first priority).

HULTLEY DRIVE ACCESS ROAD

The new access from Hutley Drive into Epiq (and the associated roundabout and roadworks) is looking good and is on track for completion within the next month. This access will provide very quick access from Epiq to the Coast Road and the Lennox Village and beach. See the Ballina Council project page to see further details on these works.

RECENT SALE

A detached duplex project we are involved in has recently completed. The duplex has 3 bedrooms and 2 bathrooms and is designed with a Dual Key function. The Dual Key design allows for the downstairs area to be rented, used for multigenerational living or perhaps, more importantly, moving forward can be a home office. One of the dwellings was sold some 6 weeks before completion for $775,000. The second duplex has been listed for sale this week at $795,000. As restrictions now ease on real estate activity we are optimistic that this dwelling will sell quickly.

CURRENT PROJECTS WE ARE WORKING ON IN EPIQ

We are currently working on the following two projects in Epiq with a DA soon to be lodged on the detached duplex and the semi-detached duplex gaining approval as a Complying Development through the NSW State Environmental Planning Policy (Medium Density Housing).

EPIQ MARKETPLACE

The new Epiq Marketplace is due for a “soft opening” in late June or early July. Woolworths will be the only store in the centre to open on that date, and the smaller stores will open shortly after. Once it’s complete, the Epiq Marketplace Shopping Centre will include a Chempro Chemist, a medical centre, a bakery, a newsagency, a gym, Woolworths and BWS. The developers are finalising agreements with a few more retailers including health food stores, a cafe and food and beverage operators.

The new shopping centre will be a great addition to the Lennox community and with the new 98 place childcare centre, sporting fields and green space throughout Epiq the development promises to create a great sense of community.
